Cornerstone, Calgary's Newest Large-Scale Community
Cornerstone occupies the far northeast corner of Calgary under the T3N postal prefix, inside Ward 5. Stoney Trail runs along the north edge, Skyview Ranch and Redstone sit to the west, and Cityscape closes it off to the south, with Cornerstone Close NE marking the east side. The land is master-planned by Walton Development and Management, which brought in Anthem United to run day-to-day development from 28 March 2018 (Walton Global). At more than 1,100 acres it is the largest community currently building in the city, and Anthem's own plan calls for roughly 31,000 residents and full completion by 2030 (Anthem, liveatcornerstone.ca, verified August 2026). Because Cornerstone is still filling in, the published numbers lag the streets. The 2021 Census of Canada recorded 6,190 residents in 1,795 dwellings, a figure that predates several complete phases; Anthem now describes roughly 7,500 people already living here. The same census recorded a median household income of $99,000 and 61 per cent of residents born outside Canada, which shows up practically in the housing being built: side entrances, larger dining spaces, and floor plans that suit more than one generation under one roof are ordinary requests from buyers here, and builders in this community plan for them.
What buyers notice first is that almost everything is new and some of it is not finished. The retail node at Highstreet on Cornerstone Boulevard NE opened with a grocery, pharmacy and bank; the first phase of Cornerstone Regional Park opened in October 2024 around a 120-acre wetland reserve; and five school sites are planned, with the first public elementary targeting 2029 to 2030 (Calgary Board of Education). How Cornerstone Breaks Down
Cornerstone carries one name and one postal prefix, and on the ground it behaves like four separate markets. Phase order, distance from the wetland, and how close a street sits to Country Hills Boulevard or Stoney Trail do most of the work in separating them.
The Highstreet Edge
The southwest corner around 1155 Cornerstone Boulevard NE holds the community's only completed retail: a 142,000 square foot centre anchored by Chalo! FreshCo, Shoppers Drug Mart, BSW Liquor, Dollarama and BMO (Anthem Properties). Housing here is a dense mix of townhomes, apartment condos and duplexes, and these addresses are the ones where a household can genuinely walk for groceries today. The trade is traffic noise and headlights from the parking field, so walk the specific unit at dinner hour.
The Wetland Streets
A 120-acre Environmental Reserve protecting a natural wetland complex sits at the centre of the community, ringed by four feature parks whose first phase opened in October 2024 (Anthem). Lots backing or siding this corridor carry no rear neighbour and the best sightlines in Cornerstone, and they price accordingly. They also change the inspection list: grading, weeping tile and how the builder handled the transition from engineered fill to reserve land matter far more here than on a flat interior lot.
North Toward Stoney Trail
The phases climbing toward the ring road hold the newest possessions and the most active construction. Buyers here get first-owner condition, full builder warranty terms and the widest choice of floor plan, and they also get the reality of a working site: temporary road surfaces, unfinished boulevards, and neighbours still in framing. Ring-road access from this corner is the fastest in the community, which matters for anyone driving to the airport or east toward Chestermere.
West Toward Redstone and Skyview Ranch
The western streets were among the first to complete, so landscaping is in, fences are up and resale inventory turns over more often than elsewhere in Cornerstone. Households on this side reach SkyPointe Landing and Redstone Plaza in a few minutes and sit closest to the schools that are open today in Skyview Ranch. For a buyer who wants a nearly new house without living beside a construction fence, this is usually the first place I look.
Ranges above are approximate active-market bands, not benchmarks. They are framed against a community average property value near $599,198 and a sold price near $367 per square foot (HonestDoor, August 2026), and against the CREB North East district detached benchmark of $560,700 in June 2026. Treat them as a starting frame. An appraisal is a separate exercise.
What You Find on Cornerstone Streets
Builders active in the community include Anthem, Shane Homes, Jayman BUILT and Morrison Homes, and the product list runs from apartment condos through front-garage detached houses. Almost everything trading here was built after 2016, so the questions that matter are about workmanship and contract terms instead of deferred maintenance. Front-Garage Detached
The move-up product: three or four bedrooms up, an attached double garage at the front, and a bonus room over the garage on many plans. Ask which elevation and structural options were spec and which were paid upgrades, because that distinction drives both the price and what a future buyer will pay. Check the garage slab and apron for settlement on newer possessions.
Laned Homes
A detached house on a narrower lot with parking off the rear lane, usually a detached garage or a parking pad. They give a first-time buyer a full lot and a private yard inside a townhome-adjacent budget. Confirm whether the garage was built or only roughed in, and whether the rear pad was included, because that line item is frequently deferred at possession.
Duplexes, No Condo Fee
Half-duplexes are one of the most popular products in Cornerstone because they deliver a private yard and a private garage without a monthly condominium fee. The two things to inspect closely are sound transmission through the party wall and the shared roof line where the two halves meet. Ask what the party wall assembly is, since it varies by builder and by year.
Townhomes
Condominium rows cluster near the Highstreet retail node and the collector roads, and newer buildings run to four bedrooms with a double garage. The condo documents decide the real monthly cost here: read the reserve fund study, the fee history and the board minutes before the finishes influence anything. A young corporation with a thin reserve is a future special assessment.
Apartment Condos
Low-rise apartment buildings form the base of the price range and are where Cornerstone's most affordable list prices sit. They work for first-time buyers and for investors who want a new-build rental near the airport employment area. Note that CREB's citywide apartment benchmark fell about nine per cent in the year to June 2026, with the northeast among the steepest declines, so price and hold period both deserve care.
Wetland and Corner Premium Lots
The largest houses sit on lots backing the Environmental Reserve or on wide corners along the park corridor. A lot premium and an upgrade premium are different money: the lot travels with the property forever, while a finishing package depreciates like everything else in the house. Knowing which one you paid for is the difference between a good resale and a disappointing one.
Buying New Construction in Cornerstone
With more than a decade in home building before real estate, Raj reads the parts of a new house that cost real money later and are easy to miss while the paint is still fresh. In a community where nearly every property is a first or second owner, five items decide whether a purchase goes smoothly.
Warranty, and what each layer covers: every new home built in Alberta since 1 February 2014 must carry warranty coverage under the New Home Buyer Protection Act, and a builder cannot obtain a building permit without it. The minimum is one year on labour and materials, two years on delivery and distribution systems such as heating, electrical and plumbing, five years on the building envelope, and ten years on major structural components (Government of Alberta). Ask for the certificate, confirm the coverage start date, and note that on a resale the clock started at the first possession, not yours.
Grading and drainage on engineered fill: a brand-new subdivision settles for years. Confirm the lot has a final grade approval, check that the ground still falls away from the foundation, that downspouts discharge past the backfill zone, and that window wells drain. On lots backing the wetland reserve this is the single most expensive thing to get wrong, and it is also the item most often left incomplete over a winter possession.
Spec versus upgrade: two houses on the same street with the same square footage can be built to noticeably different standards. Ask which items were included in the base build and which were paid upgrades, and pay particular attention to the invisible ones: insulation values, window packages, furnace and hot water equipment, and whether the basement was framed for a future development. Cabinets and countertops are easy to see and easy to change later.
Possession, deficiencies and holdbacks: a possession date on a pre-sale contract is a target with conditions attached. Read what triggers an extension, what the builder owes if the date moves, and how the deficiency list is documented at the walkthrough. Photograph everything, get the list signed, and understand that landscaping, fencing and rear parking are the items most commonly deferred to a later season.
What is registered on title: the Cornerstone Homeowners Association fee is mandatory and secured by an encumbrance on every title in the community, currently $50 plus GST a year, invoiced annually (Cornerstone HOA). It is a small number, and it belongs in the budget from the first showing along with any condominium fee, utility servicing agreement or builder covenant sitting on the same title.
None of these are reasons to avoid a new build. They separate a smooth possession from an expensive one, and asking them before the contract is signed costs nothing. This is the part of a Cornerstone purchase that needs the most care. Five school sites are planned inside the community, and as of August 2026 none of them is open. Students attend schools in neighbouring communities while the Calgary Board of Education and the Calgary Catholic School District work through their construction programs. Designations change every year, so confirm the current assignment for your exact address with each board before you buy.

Cornerstone's own dining is concentrated at the Highstreet node on Cornerstone Boulevard NE and is still growing. Everything else sits a short drive west along Country Hills Boulevard NE or south into Skyview Ranch and Taradale. Denny's Cornerstone
The community's first sit-down restaurant, at Unit 640, 1155 Cornerstone Boulevard NE inside Highstreet. It opened on 22 March 2026 and runs 7:00 am to midnight seven days a week, which makes it the default for a shift-work breakfast or a late plate after a flight.

CREB's North East district detached benchmark was $560,700 in June 2026, down 6.8 per cent year over year, the steepest decline of any Calgary district that month, against a citywide detached benchmark of $750,500 that fell about one per cent over the same period.
That combination is the whole story here. A buyer gets a brand-new house in the northeast for roughly $190,000 less than the citywide detached benchmark, and the district they are buying into is the one where prices softened most in the past year. CREB described the North East and East districts as carrying excess supply relative to demand, with buyer's market conditions, while the West district reached a record $1,025,000 and City Centre reached $996,800. Apartment condominiums moved further: the citywide benchmark fell to $299,000, down about nine per cent year over year, with declines in the North East and East exceeding 14 per cent.
For a buyer with a five to ten year horizon, softness in a district that is still absorbing new supply is a reasonable entry point, provided the property is priced against its own pocket and its own condition. For a buyer who may need to sell within two or three years, the same softness is the risk, and a townhome or an apartment carries more of it than a detached house. My Take on Cornerstone
What I tell buyers
Cornerstone is the clearest new-construction opportunity in Calgary right now, and it asks more of a buyer than a finished community does. My first job on a Cornerstone showing is to separate what exists from what is drawn. The wetland park, the grocery store and the ring road are real today. The schools, the transit station and the eight-storey activity centre are on paper with dates attached, and some of those dates are 2029 or later. Once we agree on that line, the rest gets simple: pick the pocket, read the lot, read the contract, and price the house against what is standing today.
The tradeoffs I want you to see
There is no school open inside the community, and the first one targets 2029 to 2030, so a family with young children is planning around bussing or a designation in another neighbourhood for several years. There is no LRT station and the planned one has no secured funding. Parts of the community are still a working construction site, with the noise, dust and temporary road surfaces that come with it. And CREB's North East detached benchmark fell 6.8 per cent in the year to June 2026, the steepest drop of any Calgary district, which matters a great deal if you might need to sell inside three years. None of that makes Cornerstone a bad buy. It makes it a buy that rewards a longer horizon and punishes a rushed one.
Who Cornerstone suits, and who might look elsewhere
It fits buyers who want a new house with full warranty coverage at a price well under the citywide detached benchmark, multigenerational households who need the floor plans this community builds, people who work at or near the airport, and investors comfortable with a longer hold. If you need an open school within walking distance in the next two years, look at Skyview Ranch or Saddle Ridge, where the schools and the LRT already exist. If you want an established inner-city street with mature trees and a short commute, Bridgeland and Renfrew are the better conversation, and buyers comparing quadrants should read across into Southeast Calgary and Southwest Calgary. Yes. Membership in the Cornerstone Homeowners Association is mandatory and is granted through an encumbrance registered on every title in the community. The fee is $50 plus GST per year, invoiced annually, and it funds park and boulevard upkeep, entry monuments and fencing that the City has not assumed, plus capital reserves and administration. A condominium fee is separate and applies only to townhome and apartment titles.
How far is Cornerstone from downtown Calgary and the airport?
Downtown is roughly 24 kilometres and about 25 minutes off-peak via Stoney Trail and Deerfoot Trail or south on Métis Trail, and longer at rush hour. Calgary International Airport is much closer, about 9 kilometres and roughly 12 minutes via Airport Trail or Country Hills Boulevard, which is one of the practical advantages of this corner of the city for anyone who travels for work.
Is there LRT or transit service in Cornerstone?
There is no LRT station in Cornerstone. The community plan reserves a future station at 60 Street and Country Hills Boulevard NE, and the developer states it is in planning with funding not yet secured. Bus service currently connects the area to Saddletowne Station, the northeast end of Calgary Transit's Blue Line (Route 202), by Route 128, East Skyview Ranch and Redstone. Calgary Transit's North Central Transit Service Review brings finalized route changes into effect on 31 August 2026, so check the current routing for your street.
What should I check when buying a new build in Cornerstone?
Start with the warranty certificate and its coverage start date. Then the lot: final grade approval, drainage away from the foundation, downspout extensions past the backfill zone, and how the builder handled the transition to reserve land on wetland-backing lots. Then the contract: what was spec and what was a paid upgrade, especially insulation, windows and mechanical equipment; what triggers a possession-date extension; and how the walkthrough deficiency list is documented. Finally the title: the mandatory HOA encumbrance, any condominium fee, and any builder covenant. A pre-contract walkthrough with a construction-informed agent and a qualified home inspection at possession are the practical safeguards.
What warranty comes with a new home in Alberta?
Every new home built in Alberta since 1 February 2014 must carry warranty coverage under the New Home Buyer Protection Act, and a builder cannot obtain a building permit without it. The minimum coverage is one year on labour and materials, two years on delivery and distribution systems such as heating, electrical and plumbing, five years on the building envelope, and ten years on major structural components. Warranty providers must also offer builders the option of two additional years of envelope coverage. On a resale, the coverage clock runs from the first possession date (Government of Alberta).
Is Cornerstone a good place to buy a home right now?
It depends almost entirely on your horizon. A buyer who plans to stay five to ten years gets new construction with full warranty coverage well under the citywide detached benchmark, in a district CREB describes as carrying excess supply and buyer's market conditions. A buyer who may need to sell within two or three years is taking on the risk that softened the North East detached benchmark by 6.8 per cent in the year to June 2026. The schools, the transit station and the activity centre are all real plans with dates, and dates on plans move. Price the house that is standing.
How does Cornerstone compare with Redstone, Skyview Ranch and Saddle Ridge?
Cornerstone is the newest and largest of the four, with the most new construction, the most choice of floor plan, and the least finished infrastructure. Redstone and Skyview Ranch immediately west are a few years ahead: landscaping is in, retail is established, and Skyview Ranch has an open K to 9 school. Saddle Ridge is the most established of the group, with Saddletowne Station, the Genesis Centre and a high school already in place, and pricing that reflects it. The trade across all four is finished amenity against newer house.
What is the Cornerstone wetland park and is it finished?
Cornerstone Regional Park is a multi-phase park system built around a 120-acre Environmental Reserve that protects an existing natural wetland complex, with four feature parks around it connected by boardwalks, observation decks and trails. The first phase opened in October 2024 and later phases have been under construction since. Once complete the system becomes a City-owned and operated park. Lots backing this corridor carry a lot premium, which is worth understanding as a separate decision from any finishing upgrades in the house.
