Saddle Ridge · Calgary, AB
Saddle Ridge Homes for Sale
One of the larger established communities in the northeast, built out from the late 1990s onward, with the Saddletowne CTrain station and the Genesis Centre at its edge.
Compiled by Raj Bhopla, eXp Realty. Counts read live from the Calgary MLS grid on 6 August 2026, matched at the neighbourhood tier, and they move daily.
How to read the Saddle Ridge grid
Saddle Ridge carries the deepest inventory of any community on this site, which is an advantage and a trap. The advantage is genuine choice. The trap is comparing a late-1990s home against a 2015 one because the community name is the same. Filter by type first, then read each listing for its actual year built.
On 6 August 2026 the Saddle Ridge filter returned 181 active listings across all home types. That number moves daily, so treat it as the shape of the market rather than a fixed figure, and use the price bands at the top of the page to cut it down.
To see how Saddle Ridge sits against the streets and parks around it, open the Saddle Ridge map before you tour. For the full picture of the community, its schools, and Raj's builder's-eye notes, read the Saddle Ridge community guide.
What moves price inside Saddle Ridge
On 6 August 2026 the Saddle Ridge grid held 181 active listings, which the price filters above divide into under $550k, $550k to $700k and $700k plus. Two listings inside one of those bands, at the same asking price, are often not the same purchase at all. These are the factors that separate them here, and the ones Raj prices before comparing anything.
Walking distance to Saddletowne station
Transit proximity is a real premium here and it falls off quickly. A ten-minute walk and a twenty-five-minute walk to the platform are different products, and in a Calgary January that difference is not academic.
Where in a twenty-year build-out the home sits
Saddle Ridge was built over two decades. The earliest streets are at the roof-and-furnace stage; the newest are barely broken in. Year built is the most useful single number in any Saddle Ridge listing.
Whether a secondary suite is legal
Suites matter to a lot of buyers here. A suite that is legal, permitted and on the City's registry is a different asset from one that simply exists. Confirm the status rather than the description.
What Raj checks first in a Saddle Ridge home
With streets built anywhere from the late 1990s to the mid 2010s, Saddle Ridge needs the year built before it needs anything else. The list below is what a builder's eye looks for in this kind of stock. None of it means a given home has a problem, and all of it is worth asking about before you write.
- Where in the build-out the home sits
A community built over fifteen years is not one product. The earliest phases can carry poly-B supply plumbing and are now at their first roof and furnace replacement; the last phases are a decade newer with a different spec entirely. Confirm the actual year built rather than the community's.
- Grading, drainage and the back of the lot
Settlement against the foundation, negative grade at side yards and a deck or patio built over the original swale are the common items here. Walk the perimeter before you walk the kitchen.
- Attic insulation against today's expectation
Homes of this period were insulated to the code of the day, which is below current practice. It is a cheap improvement and a fair negotiating point, but it should not be a surprise on the first winter bill.
- Radon, because Alberta measures high
Health Canada's guideline is 200 Bq/m3. The radon rough-in requirement in the Alberta Building Code came later than this stock, so a long-term test is worth doing.
Build-era guidance, not a property condition report. Every item here should be confirmed for the specific address by a licensed home inspector and, where relevant, by the appropriate trade. Alberta new-home warranty coverage is set out in the New Home Buyer Protection Act; radon guidance is Health Canada's, at 200 Bq/m3.
Compare nearby Northeast communities
Skyview Ranch, Cornerstone and Redstone sit closest to Saddle Ridge and are the communities buyers most often shortlist against it. Reading two or three side by side is the fastest way to work out what you are actually paying for here.
Looking wider? The northeast quadrant reads differently from the rest of the city on price, commute and housing age, so start with the Northeast Calgary guides rather than comparing across the city on price alone.
Saddle Ridge listings, common questions
How close is Saddle Ridge to the CTrain?
The Saddletowne station sits at the community's edge and is the practical reason many buyers choose Saddle Ridge over communities further out. How close any given home is varies a great deal across a community this large, so measure the actual walk from the specific address rather than from the community name.
Why does Saddle Ridge have so many listings?
On 6 August 2026 the Saddle Ridge grid returned 181 active listings, the deepest inventory of any community covered on this site. That is mostly a function of size: it is one of the largest communities in the northeast, built over roughly two decades, so a normal turnover rate produces a large absolute number. Counts move daily.
Can I find a home with a legal suite in Saddle Ridge?
Secondary suites are a real part of this market, but legal status varies. A suite that has been permitted, inspected and registered with the City of Calgary is a materially different asset from an unpermitted one, both for financing and for resale. Ask for the permit and the registry entry rather than relying on the listing wording.
How often is the Saddle Ridge listings grid updated?
The grid above pulls active Saddle Ridge listings directly from the Calgary MLS and refreshes daily, so what you see reflects the current market rather than a static list. The counts quoted in the text on this page were read live on 6 August 2026 and are dated for that reason.
How do I filter Saddle Ridge homes by price?
Use the Price row at the top of the page. The bands are set to this community's own range rather than a citywide one, so they split the actual Saddle Ridge market rather than an average of Calgary. Each band reloads the grid and drops you at the results.
Can Raj help me see a home in Saddle Ridge?
Yes. When a Saddle Ridge listing is worth a closer look, Raj reads it with a builder's eye first, for layout, condition and renovation scope, then walks it with you so you understand what you are buying before you write an offer.

Raj Bhopla is a Calgary real estate professional who pairs local market guidance with a practical builder's eye. With more than a decade in home building and construction, he reads a home for layout, condition, renovation potential and long-term resale value, not just cosmetic finishes.
In Saddle Ridge that means reading late 1990s and 2000s stock on its own terms, and pricing the lot, the position and the year built before the finishes. The section above sets out what he checks first.
