The minimum schedule runs one year on labour and materials, two years on delivery and distribution systems, five years on the building envelope and ten years on structure, from the date of possession. On a resale, ask for the possession date and the provider, because the remaining term transfers.
- Grading, landscaping and the deposit
Newer communities commonly hold a landscaping or grading deposit and require final grade approval. Find out whether that is done, who holds the deposit and what is still owed, because an unfinished yard is a real number the listing price rarely reflects.
- Whether you are buying new or resale, and what that changes
A builder purchase brings GST, possession-date risk, and fencing, landscaping and window covering costs that a resale buyer does not carry. A resale two streets away may be the cheaper house once those are priced in. Raj prices both before comparing them.
- Spec level, which varies more than condition does
In stock this new, condition is rarely the differentiator. Furnace efficiency, window quality, insulation package, whether the basement was developed by the builder or afterward, and whether a legal secondary suite was part of the original permit are what separate two otherwise identical houses.
