- You want walkable mature amenities today, not in five years. Mahogany Village Market is well-built-out, but the broader community still has new-build phases bringing construction traffic. Established mature alternatives include Acadia and Willow Park.
- You’re buying primarily for cash-flow investment. Mahogany carrying costs — mortgage, condo fees with lake-fee baked in, property tax, and lake-community resident fees — add up. Investor math rarely works as cleanly in lake communities as in non-lake stock.

- Grading and drainage on lots near the lake or wetlands. Properties close to the lake or against the wetland natural areas can have unique drainage patterns. On showings, Raj walks the lot perimeter looking for slope direction, downspout placement, and where water would actually go in a heavy spring melt. Water that pools toward the foundation is the single most expensive surprise a new-build or resale buyer can inherit.
- Build-quality variation between Mahogany builders. Different builders have built different sections and phases of Mahogany with different framing standards, attic insulation depths, window-spec choices, and mechanical layouts. Two detached homes one block apart can be very different products underneath the finishes. Reading trim quality, drywall finish, and mechanical-room layout in person tells you more than spec sheets do.
- Lakefront and lake-adjacent resale ceilings. A direct lakefront lot has a different resale ceiling than a lake-view lot has than a lake-adjacent lot has than a standard lot. Knowing where these break points sit — and how recent sales have actually transacted at each level — matters when negotiating purchase price OR setting listing price.
