How to read the Seton grid

The inventory here is weighted toward attached housing far more than most buyers expect, so the Type filter is the fastest first cut: on 6 August 2026 the grid held 48 condos and 32 townhomes against 25 single-family homes. Units closest to Market Street and the hospital trade a quieter street for the shortest walk, and Seton Ridge at the south edge is where the current new-build activity sits. Counts move daily.

On 6 August 2026 the Seton filter returned 105 active listings across all home types. That number moves daily, so treat it as the shape of the market rather than a fixed figure, and use the price bands at the top of the page to cut it down.

What moves price inside Seton

On 6 August 2026 the Seton grid held 105 active listings, which the price filters above divide into under $400K, $400K–$600K and $600K+. Two listings inside one of those bands, at the same asking price, are often not the same purchase at all. These are the factors that separate them here, and the ones Raj prices before comparing anything.

Type, because the grid is condo-weighted

With condos and townhomes making up roughly three-quarters of the active listings on 6 August 2026, this is not a detached market with some apartments attached. Filter first or the price comparison is meaningless.

Walking distance to Market Street and the hospital

This is the reason Seton was planned the way it was, and it is what separates two condos at the same price. For hospital staff in particular it is the whole decision.

Condo fee level and building age

In a district this attached-weighted the fee, the reserve fund and the board's plans matter more than the finish level does.

What Raj checks first in a Seton home

Seton's stock is new enough that condition is rarely the differentiator, which puts the fee and the paperwork at the top of the list. The list below is what a builder's eye looks for in this kind of stock. None of it means a given home has a problem, and all of it is worth asking about before you write.

  • What is left of the warranty

New homes in Alberta are covered under the New Home Buyer Protection Act. The minimum schedule runs one year on labour and materials, two years on delivery and distribution systems, five years on the building envelope and ten years on structure, from the date of possession. On a resale, ask for the possession date and the provider, because the remaining term transfers.

  • Grading, landscaping and the deposit

Newer communities commonly hold a landscaping or grading deposit and require final grade approval. Find out whether that is done, who holds the deposit and what is still owed, because an unfinished yard is a real number the listing price rarely reflects.

  • Whether you are buying new or resale, and what that changes

A builder purchase brings GST, possession-date risk, and fencing, landscaping and window covering costs that a resale buyer does not carry. A resale two streets away may be the cheaper house once those are priced in. Raj prices both before comparing them.

  • Spec level, which varies more than condition does

In stock this new, condition is rarely the differentiator. Furnace efficiency, window quality, insulation package, whether the basement was developed by the builder or afterward, and whether a legal secondary suite was part of the original permit are what separate two otherwise identical houses.

Build-era guidance, not a property condition report. Every item here should be confirmed for the specific address by a licensed home inspector and, where relevant, by the appropriate trade. Alberta new-home warranty coverage is set out in the New Home Buyer Protection Act; radon guidance is Health Canada's, at 200 Bq/m3.

Seton listings, common questions

Why does Seton have so many condos?

Seton was planned as an urban district rather than a conventional suburban community, so its housing mix is deliberately weighted toward attached product around the Market Street core. On 6 August 2026 the grid held 48 condos and 32 townhomes against 25 single-family homes. Counts move daily.

Is Seton a good choice if I work at South Health Campus?

It is one of the strongest cases in the city for buying near work. The hospital sits inside the community and a meaningful share of Seton's attached stock is within a genuine walk of it. How genuine that walk is varies by address, so measure it from the specific listing.

Should I buy new or resale in Seton?

Seton Ridge at the south edge is where the current new-build activity sits, so both options are live. A builder purchase adds GST, possession-date risk and the cost of finishing a yard and window coverings; a resale in the established core may already have all of that plus a shorter walk to Market Street. Price both on the same basis before choosing.

How often is this listings grid updated?

The grid above pulls active listings directly from the Calgary MLS and refreshes daily, so what you see reflects the current market rather than a static list. Any count quoted in the text on this page is dated, because counts move daily.

How do I filter these homes by price?

Use the Price row at the top of the page. The bands are set to this page's own range rather than a citywide one, so they split the actual market here rather than an average of Calgary. Each band reloads the grid and drops you at the results.

Can Raj help me see a home in Seton?

Yes. When a listing is worth a closer look, Raj reads it with a builder's eye first, for layout, condition and renovation scope, then walks it with you so you understand what you are buying before you write an offer.

Raj Bhopla is a Calgary real estate professional who pairs local market guidance with a practical builder's eye. With more than a decade in home building and construction, he reads a home for layout, condition, renovation potential and long-term resale value, not just cosmetic finishes.

In Seton that means reading 2010s and newer construction on its own terms, and pricing the lot, the position and the year built before the finishes. The section above sets out what he checks first.
