How to read the Evergreen grid

The housing runs from detached homes on curving residential streets through to townhomes and some apartment condos, so the Type filter is the fastest first cut. Homes backing the ravine and the park edge read differently from those closer to Macleod Trail, which is worth keeping in mind as you compare.

What moves price inside Evergreen

On 6 August 2026 the Evergreen grid held 77 active listings, which the price filters above divide into under $600k, $600k to $800k and $800k plus. Two listings inside one of those bands, at the same asking price, are often not the same purchase at all. Fish Creek Provincial Park on the doorstep is Evergreen's structural advantage. Lots backing the ravine and the park edge carry a premium that holds, and their own slope and drainage questions.

The earliest Evergreen streets and the latest are a decade and a half apart, which changes the spec, the mechanical age and whether poly-B is a question at all.

The other end of the community. Access convenience and traffic exposure pull against each other, and buyers split on which matters more.

What Raj checks first in an Evergreen home

Evergreen's earliest streets fall inside the poly-B window and its later ones do not, so start with the year built. The list below is what a builder's eye looks for in this kind of stock. None of it means a given home has a problem, and all of it is worth asking about before you write.

  • Where in the build-out the home sits

    A community built over fifteen years is not one product. The earliest phases can carry poly-B supply plumbing and are now at their first roof and furnace replacement; the last phases are a decade newer with a different spec entirely. Confirm the actual year built rather than the community's.

  • Grading, drainage and the back of the lot

    Settlement against the foundation, negative grade at side yards and a deck or patio built over the original swale are the common items here. Walk the perimeter before you walk the kitchen.

  • Attic insulation against today's expectation

    Homes of this period were insulated to the code of the day, which is below current practice. It is a cheap improvement and a fair negotiating point, but it should not be a surprise on the first winter bill.

  • Radon, because Alberta measures high

    Health Canada's guideline is 200 Bq/m3. The radon rough-in requirement in the Alberta Building Code came later than this stock, so a long-term test is worth doing.

Build-era guidance, not a property condition report. Every item here should be confirmed for the specific address by a licensed home inspector and, where relevant, by the appropriate trade. Alberta new-home warranty coverage is set out in the New Home Buyer Protection Act; radon guidance is Health Canada's, at 200 Bq/m3.

What schools serve Evergreen?

Evergreen is served by both the Calgary Board of Education and the Calgary Catholic School District, and designations are assigned by address rather than by community.
