Redstone, a 2010s Community in Calgary's Far Northeast


Redstone occupies the top corner of northeast Calgary under the T3N postal prefix, in Ward 5. Métis Trail NE runs along the west side, Stoney Trail closes the north edge, 60 Street NE bounds it on the east, and 128 Avenue NE separates it from Skyview Ranch to the south. Qualico Communities launched the community in 2010, which makes almost every house here a product of the last fifteen years. At the 2021 federal census Redstone counted 9,050 residents living in private households (City of Calgary community population data, 2021 Census of Canada). The quadrant picture sits in the Northeast Calgary community hub.

The build-out plan was large. CREB's March 2021 community profile put Redstone at roughly 80 per cent complete at that point, heading toward about 2,500 single-family homes and close to 1,000 multi-family residences. The result is a street grid where four product types sit within a block of each other: front-attached-garage detached homes, laned detached homes with a rear garage off the alley, side-by-side duplexes, and townhome rows. Buyers who want the same era of construction on a different grid usually compare Redstone with Cornerstone to the east, Skyview Ranch directly south, and Saddle Ridge further down Métis Trail.

Age structure tells you a lot about how the streets feel. In the 2021 census, 2,250 Redstone residents were under fifteen, about a quarter of the community, and roughly 70 per cent were between fifteen and sixty-four (City of Calgary community population data, 2021 Census of Canada). Households here skew toward first purchases and growing families, and a meaningful share of the newer detached stock is designed with multigenerational living or a legal secondary suite in mind. The trade is that the amenity build-out is still catching up: as of August 2026 no school has opened inside Redstone, and the closest large retail is a short drive away. Buyers comparing quadrants often start with the established inner-city options in Bridgeland and Renfrew before deciding how much new construction is worth to them.

Redstone reads as one community on the map and three markets on the ground, and the divider is phase order. Qualico built south to north from 2010, so a listing's position relative to 128 Avenue NE tells you roughly how old the house is, how grown-in the landscaping looks, and which warranty windows have already closed.

The South Edge, Along 128 Avenue

The streets closest to Skyview Ranch carry the earliest Redstone addresses, from the 2010 launch through roughly 2014. Trees have had time to fill in, fences and decks are built, and Redstone Plaza on Redstone Drive NE sits within this stretch. This is also the pocket where the Alberta new-home warranty story matters most, because homes permitted before February 2014 predate the mandatory program. Expect settled landscaping, and expect the first round of maintenance items to have already arrived.

The Middle Phases and the Pathway Loop

The centre of the community holds the deepest inventory and the widest spread of product. Front-attached-garage detached homes sit a block from laned homes, duplexes and townhome rows, which is why one community average tells you so little about any single street. Qualico built a 3.5 kilometre pathway system through here along with a central Participark carrying circuit-training equipment (CREB, March 2021). Most Redstone buyers end up shortlisting something in this band.

North and East Toward Stoney Trail and 60 Street

The last phases run up against Stoney Trail on the north and 60 Street NE on the east, and they hold the newest construction in Redstone. Landscaping is younger, some lots are still finishing, and this corner gives the quickest ring-road access in either direction. The trade is proximity to an arterial, so walk a short-listed street at rush hour and stand in the back yard before you write. Grading on the youngest lots is worth a close look for the same reason.

Front-Attached Garage Detached

The Redstone staple: a two-storey with a double garage on the front elevation, three or four bedrooms up, and a main-floor flex space. Built to 2010s and 2020s code, so envelope and mechanical are modern. The items that repay attention are lot grading behind the garage pad, attic insulation depth in the corners, and whether the basement was finished by the builder or by an owner afterward.

Laned Homes with Rear Garage

A narrower lot with the garage moved to a detached structure off the back lane, which buys more house for the money and a usable front porch. Two things to check are the garage slab and apron where they meet the lane, and how the rear yard drains once the garage is in place. Some laned homes were sold without the garage built, so confirm what is actually on the property.

Half-duplexes bridge townhome pricing and detached living: a private yard, a private garage, and one shared wall. They suit buyers who want detached-style space inside a smaller budget. Condominium rows carry Redstone's most accessible entry pricing, usually with an attached garage. Because these complexes are young, the reserve fund study and the board's repair history matter more than any finish detail: a newer corporation has less contribution history behind it, and the first major envelope item is still ahead. Read the condo documents before the kitchen influences the decision.

Suited and Multigenerational Homes

A portion of Redstone's detached stock has a basement suite, either built by the builder or added afterward. City of Calgary permit records for the community include secondary-suite work. A legal suite needs a development permit, a building permit, correct egress window sizing, separate entry, and registration with the City. Confirm all of that in writing, because an unregistered suite changes both lending and resale.

Varies with lot and spec

Quick-Possession and Spec Homes

The northern phases still release builder inventory, and a spec home is a different purchase than a resale. The lot premium, the upgrade allowance and the base spec are three separate numbers, and they do not carry equal resale value. Sorting which of them you are paying for is the single most useful exercise before signing, and it is where a construction-informed second read pays for itself.

Reading a 2010s Spec Home in Redstone


With more than a decade in home building before real estate, Raj reads the parts of a house that cost real money and disappear under paint and staging. A young community changes the question list. There is no knob-and-tube here and no polybutylene supply piping, because both were long gone by 2010. What matters instead is warranty timing, how a spec house was finished on a schedule, and how a young lot behaves once the fill settles.

Warranty windows, and where a Redstone home sits in them: Alberta's New Home Buyer Protection Act applies to homes with building permits taken out on or after 1 February 2014, and it sets a minimum of one year on labour and materials, two years on delivery and distribution systems, five years on the building envelope and ten years on major structural components (Government of Alberta, new home warranty). Do the arithmetic against the possession date. On an August 2026 purchase, the one and two year windows are closed on everything in Redstone, the five year envelope window is closed on anything completed before roughly mid 2021, and only the ten year structural coverage remains on homes finished from about 2016 onward. The earliest Redstone phases, permitted before February 2014, sit outside the mandatory program entirely, so any coverage there depends on whether the builder carried a voluntary program.

Grading and settlement on young fill: a subdivision built on engineered fill keeps settling for years after possession. Check that the ground still falls away from the foundation on all four sides, that downspouts extend past the backfill zone, that window wells drain, and that the walk and driveway have not tipped back toward the house. This is the most common and most expensive item to get wrong on a community this young.

Attic and envelope detail: a spec house is built to a schedule, and the corners of an attic are where a rushed insulation crew shows. Look for even blown-in depth to the eaves, baffles at the soffit vents, and no compressed batts around the bathroom fan runs. Ice damming and a cold upstairs bedroom usually trace back to that one detail, not to the furnace.

Garage pads, aprons and the lane: on a laned home the detached garage slab and its apron are the elements most exposed to frost movement. Look at the joint where the apron meets the lane, at cracking across the slab, and at whether the man door still latches square. On front-garage homes, the driveway and the garage floor tell the same story.

Basement development and suites: a large share of Redstone basements were finished after possession. Ask for permits, check egress window sizing in any bedroom, look at how the ceiling was framed around ducting and beams, and if there is a suite, confirm it is registered with the City. A low or unpermitted development changes both value and future resale.

None of these are dealbreakers on their own. They separate a cosmetic refresh from a real project, and pricing them before an offer is the work. Schools Serving Redstone


This is the part of the Redstone story a buyer needs plainly. As of August 2026 no school has opened inside the community, so students travel to designated schools in neighbouring northeast communities. Two Redstone schools are in the pipeline. The Calgary Board of Education has a Redstone elementary school approved for design and construction, and the Calgary Catholic School District has a Redstone project of its own. Both are listed below with the status their own boards publish.

Everyday Errands from Redstone


Convenience shopping happens inside the community at Redstone Plaza. The larger weekly shop moved much closer in the last few years, because Highstreet at Cornerstone opened a full grocery and pharmacy anchor immediately east. Anything beyond that sits along Country Hills Boulevard or north at CrossIron Mills.

Redstone Plaza

The community's own retail centre on Redstone Drive NE, at roughly 20,000 square feet, and the first commercial development built inside Redstone. It carries convenience grocery, a pharmacy, medical and dental offices and a handful of small restaurants. Most weekday errands can be done here without leaving the community.

The 142,000 square foot centre at 1155 Cornerstone Boulevard NE, anchored by Chalo! FreshCo, Shoppers Drug Mart and Dollarama, with BMO and RBC branches and a run of restaurants and services. It is the closest full grocery and pharmacy to Redstone and the reason this corner of the city stopped being a retail gap.

For a full weekend shop this is the standard destination for households across the far northeast, and it sits roughly ten to fifteen minutes from Redstone.

At 261055 CrossIron Boulevard in Rocky View County, just north of the city limits and a short run up Stoney Trail to the QEII. It is the largest single-level shopping centre in Alberta, mixing outlet brands with regular retail, a cinema and a food hall. Redstone is one of the closest Calgary communities to it.

Redstone sits inside a strong road network, which is the quiet advantage of buying this far out. Stoney Trail runs along the north edge, Métis Trail carries traffic south to Airport Trail and Deerfoot Trail, and Country Hills Boulevard moves east and west. Transit riders reach Calgary Transit's Blue Line (Route 202) at Saddletowne Station, currently the northeast terminus, by local bus or a short drive. The City of Calgary's Blue Line LRT Extension project would carry the line about one kilometre further to 88 Avenue NE and 60 Street NE, with a future connection toward the airport, and no in-service date should be assumed. Redstone Pathways and the Participark

Qualico built a 3.5 kilometre pathway system through the community along with a central Participark carrying outdoor circuit-training equipment (CREB community profile, March 2021). Combined with the playgrounds and green spaces spread through the phases, it means most Redstone streets are a few minutes from open space on foot.

That places the community 114th of 306 Calgary neighbourhoods by price, which is a fair summary of what Redstone is: mid-market pricing on almost entirely modern housing stock.

Set that beside the citywide picture and the value case gets clearer. CREB's June 2026 benchmark was $572,500 for total residential across Calgary, $750,500 for detached and $299,000 for apartments, while the West district detached benchmark reached $1,025,000 and City Centre detached $996,800. Redstone's average sits above the citywide total-residential benchmark and well below the citywide detached benchmark, which is what you would expect from a community whose inventory is a mix of detached, duplex and townhome. Two cautions. First, the average moves with the mix: a month heavy on townhome sales pulls it down, a month heavy on suited detached pulls it up, so price a property against its own product type. My Take on Redstone


What I tell buyers

Redstone is where my construction background earns its keep, because almost every house here was built inside the last fifteen years and the differences between them sit in the structure and hide under identical paint. Two homes on the same street can have the same square footage and a very different set of future costs, depending on how the lot was graded, how the attic was finished and whether the basement development went through permits. My first job on a Redstone showing is to pull the possession date and work out which warranty windows are still open, because that single number reframes the whole conversation. After that we can talk about kitchens.

The tradeoffs I want you to see

No school has opened inside Redstone yet. Two are approved, one from each board, and neither has a confirmed opening you can plan a Grade 1 year around, so budget for a bus route or a drive. There is no LRT station in the community either, and the nearest platform is Saddletowne. The northern and eastern streets sit against Stoney Trail and 60 Street NE, which buys you the fastest ring-road access in the northeast and costs you some quiet, so stand in the back yard at five o'clock before you decide. And a young community means young landscaping and young infrastructure: fences, trees and grading are still settling into what they will be. None of that is a reason to walk away. It is a reason to buy the specific house with your eyes open.

Who Redstone suits, and who might look elsewhere

It fits first-time buyers who want a modern home instead of a renovation project, families who need four bedrooms and a garage at a price the west side cannot touch, households planning for a legal suite or for multigenerational living, and anyone whose work sits near the airport or along the northeast industrial corridor. If a short walk to a school gate is non-negotiable this year, look at Skyview Ranch or Saddle Ridge, where schools are already open. If you want mature streets, a walkable main street and an inner-city commute, Bridgeland and Renfrew are a different product entirely and worth the comparison. The Calgary Board of Education has Redstone Elementary School approved for design and construction, a Kindergarten to Grade 4 school with capacity for 890 students, with P3 procurement underway and an opening date listed as to be determined. The Calgary Catholic School District has a Kindergarten to Grade 6 Redstone school planned at 106 Red Sky Way NE with an estimated 2028 opening. Today's students travel to designated schools nearby, including Prairie Sky School at 201 Skyview Ranch Rd NE and Apostles of Jesus School at 15 Skyview Ranch St NE. Confirm the designated school and transportation for your exact address with each board.

Is a Redstone home still covered by new home warranty?

It depends entirely on the possession date. Alberta's New Home Buyer Protection Act covers homes with building permits taken out on or after 1 February 2014, with a minimum of one year on labour and materials, two years on delivery and distribution systems, five years on the building envelope and ten years on major structural components (Government of Alberta). On an August 2026 purchase, the one and two year windows have closed on every Redstone home, the five year envelope window remains only on homes completed within the last five years, and structural coverage runs ten years from the original possession. The earliest Redstone phases, permitted before February 2014, sit outside the mandatory program, so confirm in writing what coverage exists before you rely on it.

How far is Redstone from downtown Calgary and the airport?

Downtown is roughly a 25 to 30 minute drive off-peak, south on Métis Trail to Deerfoot Trail or west on Airport Trail, and longer at rush hour (Google Maps). Calgary International Airport is about ten minutes away, which is one of the community's practical advantages for shift workers and frequent travellers. CrossIron Mills is about ten minutes north via Stoney Trail.

Does Redstone have LRT access?

There is no LRT station inside Redstone. The nearest station on Calgary Transit's Blue Line (Route 202) is Saddletowne, the current northeast terminus, reachable by local bus or a short drive. The City of Calgary's Blue Line LRT Extension project would take the line about one kilometre further to 88 Avenue NE and 60 Street NE with a future connection toward the airport. No in-service date should be assumed. Buyers who want to walk to a platform today should look at Saddle Ridge.

What should I check when buying a 2010s spec home in Redstone?

Start with lot grading and drainage, because engineered fill keeps settling for years: ground falling away from the foundation on all four sides, downspouts extended past the backfill, window wells draining, and driveways that have not tipped back toward the house. Then attic insulation depth to the eaves and soffit baffles, the garage slab and apron where they meet the lane, and any basement development for permits and correctly sized egress windows. A pre-offer walkthrough with a construction-informed agent plus a qualified home inspection is the practical safeguard.

What kinds of homes does Redstone have?

Qualico planned Redstone around four styles: townhomes, side-by-side duplexes, and single-family homes with either a front-attached garage or a detached garage off the rear lane. CREB's March 2021 community profile described a build-out of about 2,500 single-family homes and close to 1,000 multi-family residences. A share of the detached stock includes a basement suite or a layout arranged for multigenerational living, and any suite should be confirmed as legal and registered with the City.

Where do Redstone residents shop and eat?

Redstone Plaza on Redstone Drive NE handles convenience shopping inside the community. The nearest full grocery and pharmacy is Highstreet at Cornerstone at 1155 Cornerstone Boulevard NE, a 142,000 square foot centre anchored by Chalo! FreshCo, Shoppers Drug Mart and Dollarama. Larger trips run to Country Hills Town Centre or north to CrossIron Mills in Rocky View County. Dining is concentrated in the Cornerstone, Skyview Ranch and Country Hills corridors within a five to fifteen minute drive.

Is Redstone a good place to buy a home right now?

Redstone's case rests on modern housing stock at mid-market pricing with strong road access, and its open questions are the school timeline and the absence of an LRT station. Whether it suits you depends on your commute, how much you value new construction over mature streets, and which phase and product type you buy into. Because the community spans townhomes through suited detached homes, a property-by-property review is the only real answer to what something is worth here, and the possession date belongs in that review from the start.
