Nolan Hill, a Symons Valley Community Built in One Decade
Nolan Hill sits at the northern edge of Northwest Calgary under the T3R postal prefix, inside Ward 2. Sarcee Trail closes it off to the west, 144 Avenue NW forms the north boundary, Shaganappi Trail separates it from Sage Hill on the east, and Symons Valley Parkway NW divides it from Sherwood to the south. It is one of five communities that make up the Symons Valley area, alongside Sage Hill, Sherwood, Symons Valley Ranch and Panorama Hills. The community was established in 2008 and developed by United Communities, and the 2021 Census of Canada recorded 8,755 residents living in 2,655 private households here (City of Calgary Community Profiles, 2023). Street names do the wayfinding. Nolan Hill Boulevard NW and Nolan Hill Drive NW run through the middle, and the residential streets branch off in families: Nolancrest, Nolanfield, Nolanlake, Nolanshire, Nolancliff, Nolanhurst and Nolanridge. A stormwater pond and a pathway loop anchor the northeast corner, ravine and open-space corridors thread between the phases, and the community play fields carry soccer pitches and a ball diamond. Every title in Nolan Hill carries an encumbrance to the Nolan Hill Residents Association, which charges $100 plus GST a year on single-family homes and $75 plus GST on multi-family homes for maintenance the City does not cover. Townhome owners pay a separate monthly condominium fee on top of that, so budget for both.
What buyers notice first is how new everything is. The 2021 Census recorded 45 per cent of Nolan Hill dwellings as built between 2011 and 2015 and another 52 per cent between 2016 and 2021, which means almost the entire community is a single decade of construction. That shows up in the demographics too: 27 per cent of residents were under 15 compared with 18 per cent citywide, and 83 per cent of households own compared with 69 per cent citywide. The trade-offs are real and worth naming early. No school has opened inside the boundaries yet, 83 per cent of working residents drove to work against 77 per cent citywide, and only 5 per cent used transit against 9 per cent citywide (2021 Census of Canada). How Nolan Hill Breaks Down
Nolan Hill was released in phases over roughly a decade, and the phases still read on the ground. Build year, lot width and distance from the pond separate them, and the street-name family is the fastest way to place a listing.
Nolancrest & Nolanfield
The southern and central streets closest to Symons Valley Parkway carry the first occupancies, most of them in the 2011 to 2015 wave that accounts for 45 per cent of the community's dwellings. Nolancrest Heights, Nolancrest Green, Nolanfield Road and Nolanfield Crescent hold a broad mix of detached two-storeys and townhome rows, which is why the widest choice of price points sits here. Landscaping has had a decade to fill in, and the warranty clock on these homes has moved furthest along.
Nolanlake & Nolanshire
The northeast corner wraps the stormwater pond and the pathway loop that circles it. Addresses on Nolanlake Point, Nolanlake Cove and the Nolanshire streets include both attached villa-style townhomes and detached homes that back green space or water. Green outlook and no rear neighbour carry a premium here, and they also change the inspection list, because grading, weeping tile and how the rear yard drains matter more on a pond-adjacent lot than on a flat interior one.
Nolanhurst & Nolanridge
The northern and western phases toward 144 Avenue NW and Sarcee Trail hold the later occupancies, the 52 per cent of dwellings the census recorded as built between 2016 and 2021. Nolanhurst Common, Nolanhurst Crescent and the Nolanridge streets sit closest to the community's small commercial node and to the Sarcee Trail on-ramps. These are the homes most likely to still be inside part of their statutory new-home warranty, and the ones where lot settlement is still working itself out.
Ranges above are approximate frames drawn from community-wide activity, and no source publishes benchmark pricing at the street-family level. Across Nolan Hill as a whole, the average price sat near $710,000 in August 2026 at roughly $361 per square foot, essentially unchanged year over year, with 103 transactions recorded in 2026 (HonestDoor, August 2026). Treat the bands as a starting frame. An appraisal is a separate exercise.
What You Find on Nolan Hill Streets
The 2021 Census recorded 73 per cent of Nolan Hill dwellings as single-detached houses, 16 per cent as row houses and about 10 per cent as apartments, with no semi-detached stock counted at all. That mix lets one community serve a first-time buyer and a move-up family in the same week. Detached Two-Storeys
The community staple and nearly three quarters of the housing stock: three or four bedrooms up, an open main floor, an attached double garage and often a bonus room over it. Structure on a 2010s build is generally sound. The items worth scoping are lot grading, the state of the exterior envelope after a decade of Alberta hail, and whether the basement was developed by the builder or by an owner afterwards.
Wider-Lot & Upper-End Detached
The larger elevations turn up on the wider frontages and on the lots that back open space or the pond. Expect more square footage, a fuller upgrade list from the original build and, in some cases, a triple garage. On the upper end the question shifts from condition to whether the original buyer paid a lot premium, an upgrade premium, or both, because those two behave differently on resale.
Row & Townhomes
Row housing accounts for 16 per cent of Nolan Hill dwellings and carries the community's accessible entry pricing, usually with an attached garage. Condominium fees, the reserve fund study and the board's repair history matter more here than any finish detail, because those documents decide the real monthly cost. Remember that the Residents Association fee sits on top of the condo fee, and both are annual obligations.
Apartment Condominiums
The census counted 280 Nolan Hill dwellings as apartments, the smallest slice of the mix and the bottom of the price range. They suit first-time buyers and investors who want a newer northwest rental near the Shaganappi and Stoney corridors. Building form varies, so confirm the storey count, the parking arrangement and the fee history on the specific complex before the finishes influence the decision.
Pond, Ravine & Pathway Backing
Homes along the pond, the ravine corridors and the pathway loop trade at a premium over an interior lot on the same street, and they carry a different question list. Slope, weeping tile, window wells, downspout extensions and how any walkout or lower-level door was built matter far more here. This is where a construction-informed walkthrough earns its keep before an offer goes in.
Newest-Phase Spec Homes
Houses from the 2016 to 2021 wave are close enough to completion that part of the statutory Alberta new-home warranty can still be running. Ask for the warranty documentation, the builder name and the date of possession, then check what remains. A home still covered for major structural components is a different purchase than an identical elevation whose coverage has run out.
Reading a 2010s Spec Home in Nolan Hill
With more than a decade in home building before real estate, Raj reads the parts of a house that cost real money and hide well under fresh paint. Nolan Hill is unusual because there is almost no build-era variation to sort through: 97 per cent of its dwellings went up between 2011 and 2021 (2021 Census of Canada). That narrows the list of things to check, and it sharpens each one.
Where the warranty clock stands: under Alberta's New Home Buyer Protection Act, every home built on a building permit applied for on or after 1 February 2014 carries minimum coverage of one year on labour and materials, two years on the electrical, plumbing, heating and ventilation distribution systems, five years on the building envelope and ten years on major structural components (Government of Alberta). On a 2015 possession the envelope coverage lapsed around 2020 and the structural coverage runs to roughly 2025. On a 2020 possession the structural coverage runs to about 2030. Ask for the possession date and the warranty provider, then work out what is left.
Lot grading and settlement: a subdivision built on engineered fill keeps settling for years after possession. Check that the ground still falls away from the foundation, that downspouts discharge well past the backfill zone, and that window wells drain. On the pond-side and ravine-backing lots this is the single most expensive thing to get wrong, and it is the most common defect I see on newer Calgary streets.
Spec-build variation: the same builder and the same elevation can produce different houses two years apart, because trades, suppliers and crews change. Insulation detail, framing tidiness, and the quality of the exterior finish work vary in ways the listing photos never show. Walk the attic hatch, the mechanical room and the garage wall, because that is where the shortcuts appear.
What Nolan Hill does not have: polybutylene supply piping was removed from the National Plumbing Code in 1997 and installation in Alberta ended that year, so a community built from 2011 onward sits well outside that window. Original asphalt shingle and original hot water tanks are also nowhere near end of life across most of the stock. Those are three checks that consume a lot of attention in older communities and cost you almost nothing here.
Two fees, two documents: a Nolan Hill title carries an encumbrance to the Residents Association, and a townhome carries a separate monthly condominium fee. Pull the title early to confirm the Residents Association charge, and read the reserve fund study and board minutes on any attached home. On a decade-old complex the reserve fund tells you more about the next five years than the kitchen does.
None of these are dealbreakers on their own. They separate a cosmetic refresh from a real project and they decide what a house is worth on the day you write. Schools Serving Nolan Hill
This is the part of the Nolan Hill picture that buyers most often get wrong, so it is worth stating plainly: as of August 2026 no school is open inside the community boundaries. Two are under construction, and until they open, students travel. In June 2025 the Calgary Catholic School District's support services superintendent told LiveWire Calgary that students from Nolan Hill and Sage Hill were attending schools 30 to 40 minutes away.

Two sources give different opening dates for the Catholic school. LiveWire Calgary reported at the June 2025 groundbreaking that families could enrol "as early as winter 2026", while the Alberta Major Projects listing for the same school gives an opening of Fall 2027. Both are named, dated sources and they disagree, so treat the opening as unsettled and confirm directly with the district before you plan around it. School assignments depend on your exact address and both boards adjust designations from year to year. Everyday Errands from Nolan Hill
Nolan Hill's own retail is a small node on Nolan Hill Boulevard and Nolanridge Crescent. Everything larger is within a few minutes: Sage Hill across Shaganappi Trail, Creekside to the east, and the Sarcee Trail big-box run to the south. Between them the area covers groceries, home improvement, pharmacy, medical and warehouse shopping without a trip toward the core.
Sage Hill Crossing
The largest centre near the community, at Shaganappi Trail and Symons Valley Parkway NW, running about 384,000 square feet across roughly 57 units. RioCan's property listing names a Walmart Supercentre, a Loblaws-banner grocery, Value Village, Planet Fitness and a liquor store among the tenants. Most Nolan Hill households do the full weekly shop here.

The community's signature open space sits at the northeast corner: a stormwater pond ringed by pathway, with links running back through the ravine corridors into the residential streets. CREB puts Nolan Hill in its North district, where the detached benchmark was $651,600 in June 2026, down 4.25 per cent year over year. Those two readings point in slightly different directions, and it is worth saying why instead of quietly picking one: the HonestDoor number covers all property types in one community, while the CREB benchmark covers detached homes across a large district that stretches from Thorncliffe to Livingston. Neither is wrong. They are measuring different things.
The value story shows up against the established northwest and west. CREB's West district detached benchmark reached $1,025,000 in June 2026, up nearly four per cent year over year and at a record high, with City Centre detached at $996,800 and the citywide detached benchmark at $750,500, about one per cent below the year before. A family looking for a newer four-bedroom two-storey with a double garage is choosing between those numbers and a community where the whole housing stock is a decade old or less. The apartment side of the Calgary market tells a different story again, with the citywide apartment benchmark at $299,000 in June 2026, down nine per cent year over year on high-density supply, which is the pressure point for the smaller end of Nolan Hill's mix.
Because the community is built to one era, condition varies less here than in most Calgary neighbourhoods, and the variables that decide price are lot position, upgrade level, phase and how much statutory warranty remains. My Take on Nolan Hill
What I tell buyers
Nolan Hill is the clearest example in the northwest of what a buyer gets by choosing new over established. The whole community is one decade of construction, so you are buying modern layouts, current insulation standards, a double garage and a pond loop at the end of the street for well under what the same footprint costs on the west side. My first job on a Nolan Hill showing is to place the house in its phase and its possession year, because that single fact tells us where the warranty stands, how much the lot has settled, and which side of the community's price band the property belongs on. Once we have that, the rest of the conversation gets much simpler.
The tradeoffs I want you to see
There is no school open inside the boundaries yet. The Catholic K to 9 school on Nolan Hill Drive is under construction and the CBE elementary on Nolan Hill Boulevard is targeting the end of the decade, so families buying today are planning around a commute to class, and the two published opening dates for the Catholic school do not agree with each other. There is no LRT station either, and the census numbers show what that means in practice: 83 per cent of working residents drive, and a third face a 30 to 44 minute commute. On the property side, a newer house is not a maintenance-free house. Grading, drainage and envelope details on a decade-old spec build are real items, and part of the statutory warranty on the older phases has already expired. None of that is a reason to walk away. It is a reason to price the house as it stands and know the numbers before the offer.
Who Nolan Hill suits, and who might look elsewhere
It fits move-up families who want current construction and a double garage at a price the established northwest no longer offers, first-time buyers who need a townhome entry point in a community they can grow inside, and buyers who drive to work and value the Stoney and Shaganappi access more than a transit platform. If a walk-to-school catchment is your first requirement, a community with schools already open will serve you better today, and Tuscany or Arbour Lake are the natural comparisons. If you want mature trees, larger lots and inner-city proximity, look at Varsity and accept an older house with an older list of jobs. As of August 2026 no school is open inside Nolan Hill. The Calgary Catholic School District is building a Kindergarten to Grade 9 school at 221 Nolan Hill Drive NW, which broke ground on 19 June 2025, and the Calgary Board of Education has a Kindergarten to Grade 4 elementary at 590 Nolan Hill Boulevard NW in initial design targeting a 2029 to 2030 completion. Until they open, students travel; CCSD's support services superintendent told LiveWire Calgary in June 2025 that Nolan Hill and Sage Hill students were attending schools 30 to 40 minutes away. Confirm your address designation directly with both boards.
When will the new Nolan Hill schools open?
The published dates conflict. LiveWire Calgary reported at the June 2025 groundbreaking that families could enrol in the Catholic school as early as winter 2026, while the Alberta Major Projects listing for the same school gives an opening of Fall 2027. The Calgary Board of Education lists its Nolan Hill elementary as targeting a 2029 to 2030 completion and states that opening dates, designation areas and grade configurations will be confirmed closer to opening. Both sets of figures come from named, dated sources, and they disagree, so treat the timing as unsettled and verify with the districts before planning around it.
Does Nolan Hill have a homeowner association fee?
Yes. Every property in Nolan Hill carries an encumbrance to the Nolan Hill Residents Association on its Certificate of Title, so the fee is mandatory. The Residents Association charges $100 plus GST a year on single-family homes and $75 plus GST on multi-family homes, invoiced by 31 March and due 30 April, and the money maintains community areas the City does not cover. Owners in townhome complexes pay a monthly condominium fee in addition to this, so confirm both figures before you remove conditions.
How far is Nolan Hill from downtown Calgary?
Downtown is roughly a 25 minute drive off-peak, either south on Shaganappi Trail to Crowchild Trail or east on Stoney Trail to Deerfoot Trail, and longer at rush hour (Google Maps).
