Panorama Hills · Calgary, AB
Panorama Hills Homes for Sale
A large family community in the north, built through the 1990s and 2000s on a rise that gives many streets long southward views.
Compiled by Raj Bhopla, eXp Realty. Counts read live from the Calgary MLS grid on 6 August 2026, matched at the neighbourhood tier, and they move daily.
How to read the Panorama Hills grid
Panorama Hills is big enough that the community name tells you very little on its own. The stock runs from townhomes and starter detached through to substantial family homes across roughly fifteen years of build-out, so filter by type and then read for year built and elevation.
On 6 August 2026 the Panorama Hills filter returned 113 active listings across all home types. That number moves daily, so treat it as the shape of the market rather than a fixed figure, and use the price bands at the top of the page to cut it down.
To see how Panorama Hills sits against the streets and parks around it, open the Panorama Hills map before you tour. For the full picture of the community, its schools, and Raj's builder's-eye notes, read the Panorama Hills community guide.
What moves price inside Panorama Hills
On 6 August 2026 the Panorama Hills grid held 113 active listings, which the price filters above divide into under $600k, $600k to $800k and $800k plus. Two listings inside one of those bands, at the same asking price, are often not the same purchase at all. These are the factors that separate them here, and the ones Raj prices before comparing anything.
Elevation and outlook
The rise is the reason the community is named what it is. Streets with an open southward outlook carry a premium that no floor-plan comparison will explain.
Where in the build-out the home sits
The earliest phases are now at the roof, furnace and window stage. The later ones are a decade newer. That gap is worth more than most of the finish differences you will see.
Whether a residents' association fee applies
Several north Calgary communities carry an annual residents' association arrangement. Ask what is registered against the specific title and what it currently costs, rather than assuming from the neighbours.
What Raj checks first in a Panorama Hills home
Panorama Hills spans enough build years that two listings at the same price can need entirely different inspections. The list below is what a builder's eye looks for in this kind of stock. None of it means a given home has a problem, and all of it is worth asking about before you write.
- Where in the build-out the home sits
A community built over fifteen years is not one product. The earliest phases can carry poly-B supply plumbing and are now at their first roof and furnace replacement; the last phases are a decade newer with a different spec entirely. Confirm the actual year built rather than the community's.
- Grading, drainage and the back of the lot
Settlement against the foundation, negative grade at side yards and a deck or patio built over the original swale are the common items here. Walk the perimeter before you walk the kitchen.
- Attic insulation against today's expectation
Homes of this period were insulated to the code of the day, which is below current practice. It is a cheap improvement and a fair negotiating point, but it should not be a surprise on the first winter bill.
- Radon, because Alberta measures high
Health Canada's guideline is 200 Bq/m3. The radon rough-in requirement in the Alberta Building Code came later than this stock, so a long-term test is worth doing.
Build-era guidance, not a property condition report. Every item here should be confirmed for the specific address by a licensed home inspector and, where relevant, by the appropriate trade. Alberta new-home warranty coverage is set out in the New Home Buyer Protection Act; radon guidance is Health Canada's, at 200 Bq/m3.
Compare nearby Northwest communities
Nolan Hill, Tuscany and Varsity sit closest to Panorama Hills and are the communities buyers most often shortlist against it. Reading two or three side by side is the fastest way to work out what you are actually paying for here.
Looking wider? The northwest quadrant reads differently from the rest of the city on price, commute and housing age, so start with the Northwest Calgary guides rather than comparing across the city on price alone.
Panorama Hills listings, common questions
Does Panorama Hills have a residents' association fee?
Community-level fee arrangements exist in a number of north Calgary communities, and whether one attaches to a particular Panorama Hills property is a title question rather than a community one. Ask for what is registered against the specific title and the current amount, because it follows the home rather than the seller.
Why are there so many Panorama Hills listings?
On 6 August 2026 the grid returned 113 active listings. Panorama Hills is one of the largest family communities in the north, so a normal turnover rate produces a large absolute number rather than signalling anything unusual about the market. Counts move daily.
Which Panorama Hills streets have the views?
The community sits on a rise, so the outlook depends on where a home sits on that grade and what is built south of it. It is genuinely worth driving the block, because a listing described as having a view and a listing that keeps it once the next phase is built are not always the same home.
How often is the Panorama Hills listings grid updated?
The grid above pulls active Panorama Hills listings directly from the Calgary MLS and refreshes daily, so what you see reflects the current market rather than a static list. The counts quoted in the text on this page were read live on 6 August 2026 and are dated for that reason.
How do I filter Panorama Hills homes by price?
Use the Price row at the top of the page. The bands are set to this community's own range rather than a citywide one, so they split the actual Panorama Hills market rather than an average of Calgary. Each band reloads the grid and drops you at the results.
Can Raj help me see a home in Panorama Hills?
Yes. When a Panorama Hills listing is worth a closer look, Raj reads it with a builder's eye first, for layout, condition and renovation scope, then walks it with you so you understand what you are buying before you write an offer.

Raj Bhopla
eXp Realty · A Calgary Realtor With a Builder's Eye
Raj Bhopla is a Calgary real estate professional who pairs local market guidance with a practical builder's eye. With more than a decade in home building and construction, he reads a home for layout, condition, renovation potential and long-term resale value, not just cosmetic finishes.
In Panorama Hills that means reading late 1990s and 2000s stock on its own terms, and pricing the lot, the position and the year built before the finishes. The section above sets out what he checks first.
