Tuscany, Calgary's Western Edge Family Community


Tuscany sits at the far west end of Northwest Calgary under the T3L postal prefix, named for the region of Tuscany in Italy and established in 1994. Crowchild Trail runs along the north edge, Stoney Trail and Nose Hill Drive close the community off to the east, and Twelve Mile Coulee Road with the coulee itself forms the western boundary, beyond which sit Lynx Ridge and the Bearspaw acreages. In the City of Calgary's 2019 civic census Tuscany counted 19,884 residents in 6,672 dwellings, up 0.8% from 19,723 the year before, spread across 6.9 square kilometres. That is a population larger than many Alberta towns inside a single community boundary, and it explains why a buyer can find an apartment condo, a starter townhome, a family two-storey and a ravine-backing estate home all under one name in the same week. The community sits in Ward 1 on Calgary City Council.

Three things separate Tuscany from the rest of Northwest Calgary. It has its own Red Line CTrain station, opened 23 August 2014 in the median of Crowchild Trail. It has its own private residents club, the Tuscany Club at 212 Tuscany Way NW, funded by a mandatory annual fee registered against every title in the community. And it wraps around 12 Mile Coulee Natural Environment Park, 190 hectares of native grassland and aspen coulee established by the City of Calgary in 2001. Reading a 1990s or 2000s Tuscany Home


With more than a decade in home building before real estate, Raj reads the parts of a house that cost real money and are easy to miss under fresh paint. Tuscany opened in 1994 and filled in across the following two decades, so the build year on a specific address decides which five items matter most.

Plumbing by build year: polybutylene supply piping, known in the trades as Poly-B, was installed in Canadian homes until it was removed from the National Plumbing Code in 1997, and installation in Alberta ended that year. Tuscany's earliest phases, from 1994 through 1997, sit inside that window. Homes built from 1999 onward sit outside it. Several insurers price or restrict coverage where Poly-B is present, so confirm the supply material before conditions come off.

Roof and envelope age: the first Tuscany phases are now past the thirty-year mark, which is well beyond the service window for original asphalt shingle, and Calgary sits in a hail corridor. Ask about hail claims, look at the siding, stucco and soffit as carefully as the shingle, and treat a recent roof as a genuine value item inside the price.

Grading, drainage and the coulee edge: subdivisions built on engineered fill settle for years after possession. Check that the ground still falls away from the foundation, that downspouts extend past the backfill zone, and that window wells drain. On the western streets stepping toward 12 Mile Coulee, this is the single most expensive thing to get wrong, and it is worth walking the rear yard in wet weather.

Basement development: a large share of Tuscany basements were finished by owners after possession. Ask for permits, check egress window sizing in any bedroom, and look at how the ceiling was framed around ducting and beams. A low or unpermitted development changes both current value and future resale, and it is a common surprise late in a deal.

Layout and load-bearing walls: bonus rooms over garages are common in this era and they behave differently from the rest of the house for heat and sound. Knowing which walls carry load decides how far a future renovation can open the main floor, and that is worth understanding before you buy rather than after.

Getting Around from Tuscany


Tuscany is bracketed by two major roads: Crowchild Trail along the north edge and Stoney Trail on the east, with the Trans-Canada Highway a few minutes south. Tuscany Station opened on 23 August 2014 in the median of Crowchild Trail west of Rocky Ridge Road, with two park-and-ride lots, one on the Rocky Ridge side and one on the Tuscany side. Six Calgary Transit bus routes feed the two terminals: 115, 138, 158 and 169 at Rocky Ridge, 26 and 74 at Tuscany. Times below are approximate off-peak estimates and grow at rush hour.

The clearest community-level read available for Tuscany comes from HonestDoor, whose Tuscany page in August 2026 puts the average HonestDoor price at $751,224, down 0.76% from the previous month and about 2.3% below a year earlier, at roughly $437 per square foot across 213 transactions recorded in 2026. The same page separately lists an average price of $728,325 for the community. Those two numbers measure different things, an automated valuation model against a transaction average, and it is worth saying plainly that they disagree by about $23,000. Treat both as directional. Neither one is a value for any specific address.

CREB does not publish a Tuscany community benchmark in the figures available here, so the comparisons below are district and citywide numbers and are labelled as such. In June 2026 CREB reported a Calgary-wide detached benchmark of $750,500, about 1% below the year before, a total residential benchmark of $572,500, and an apartment benchmark of $299,000. On the district level, West district detached reached $1,025,000 in the same month, up about 3.7% year over year and at a record high, with City Centre detached at $996,800 and North district detached at $651,600, down 4.25%. None of those is a Tuscany figure.

Set those side by side and the picture is a west-side community sitting close to the Calgary-wide detached benchmark while the CREB West district trades near a million. What a buyer gets for that gap is a station on the Red Line, a private club, four schools inside the boundaries and a coulee along the western edge. Because Tuscany spans apartment condos through ravine estate homes, price a property against its own pocket and its own condition, since the community headline will mislead you at both ends of the range. My Take on Tuscany


What I tell buyers

Tuscany is one of the few Calgary communities where a family can walk to a school, walk to a grocery store, walk to a private club with a rink and a gym, and still be on the Trans-Canada in a few minutes. Very little in this city stacks those four things on one address. My first job on a Tuscany showing is to place the house in its own pocket and its own build year, because a 1995 home on the ravine edge and a 2008 two-storey near the station are different products with different budgets sitting behind them. Once we settle which one we are looking at, the rest of the conversation gets simpler and the numbers get honest.

The tradeoffs I want you to see

The residents association fee is registered on title and it is not optional, so it belongs in the monthly math from the first showing, and on a condo it sits on top of condo fees. Crowchild Trail and Stoney Trail carry real volume at rush hour, and the streets closest to them hear it. The community is large, which is a benefit for choice and a cost in drive time from one end to the other. On the building side, the earliest phases from 1994 through 1997 fall inside the years when Poly-B supply piping was still installed in Alberta, and the first roofs are now well past their service window. None of that is a reason to walk away. It is a reason to price the house as it stands and to know the numbers before you write.

Who Tuscany suits, and who might look elsewhere

It fits families who want space, schools and trail access without paying inner-city prices, weekend mountain households who value every minute of head start on Highway 1, transit commuters who want to walk or drive five minutes to a Red Line platform, and first-time buyers who need a townhome or apartment entry point in a community they can grow inside. If a short walk to a coffee shop on a mature inner-city street is the priority, the western edge will feel far, and Varsity closer to the university will serve you better. If you want a lake amenity instead of a coulee, look at Arbour Lake. If newer construction at a lower entry price matters more than an established canopy, compare Nolan Hill and Panorama Hills on the north side, and Scenic Acres for a similar era on a different grid.
