Midnapore is one of the few places in Calgary where you can buy into a lake community and still get a mature lot with real trees. I came to real estate after more than a decade in home building, so when I walk an older Midnapore home I am reading the structure first: the roof and window timelines, the age of the furnace, the electrical and plumbing of the era, and whether the basement was developed with permits. A community like this rewards that read, because two homes a block apart can be priced far apart for reasons that have nothing to do with the kitchen.

My general rule with a lake community is to separate three numbers: what you are paying for the lake and location, what you are paying for the lot, and what you are paying for the house. A Calgary lake address tends to carry a premium in the range of 8 to 15 percent over a comparable non-lake home nearby, and that premium is worth it for many families. The part I want buyers to see clearly is the house itself, because in Midnapore that is often where the next few years of budget will go.

Where Midnapore Asks for a Compromise

The trade-off here is age. Most of the stock dates to the late 1970s and early 1980s, so even a well-kept home may be due for updates that a newer community would not ask of you yet.
