How to read the Renfrew grid

On an original home, the lot is doing much of the work in the price. Width, orientation, lane access and the current land use designation determine whether redevelopment is realistic, and that is worth confirming with the City rather than assuming.

The outlook from the hill

Renfrew sits above downtown. Streets with a clear southwest outlook price differently from interior streets, and that gap does not show up in a square-footage comparison.

What Raj checks first in a Renfrew home

An original Renfrew bungalow and a three-year-old infill on the same street need two completely different inspections. The list below is what a builder's eye looks for in this kind of stock. None of it means a given home has a problem, and all of it is worth asking about before you write.

  • The electrical service, before anything else

    Homes of this age often started on 60-amp service with knob-and-tube or early cloth-sheathed wiring. Some have been fully rewired and some have had a panel swapped while the branch circuits stayed original, and those are very different homes. Ask what was permitted and when.

  • The sewer line, which no photo will show you

    Clay and cast-iron laterals from this period crack, sag and take root intrusion. A camera scope of the line to the property edge costs a fraction of the repair and is the single highest-value inspection add-on on an older inner-city lot.

  • Asbestos-era materials

    Vermiculite attic insulation, plaster, vinyl floor tile and duct wrap in homes of this age can contain asbestos. It is a renovation-cost question, not usually a safety emergency, but it changes what a cosmetic update actually costs.

  • On the infill side, who built it and how the party wall is detailed

    A modern infill or half-duplex on an old lot is a new-construction purchase in an old-construction setting. Ask for the builder, the permit history, and on an attached product the fire and acoustic separation detail at the party wall.

Build-era guidance, not a property condition report. Every item here should be confirmed for the specific address by a licensed home inspector and, where relevant, by the appropriate trade.
