Millrise sits squarely in the poly-B window, and its original mechanical is now past design life. The list below is what a builder's eye looks for in this kind of stock. None of it means a given home has a problem, and all of it is worth asking about before you write.
- Poly-B supply plumbing
Polybutylene supply lines were widely installed in Calgary homes built between roughly the mid-1980s and the late 1990s. Some insurers now surcharge it, ask for a replacement schedule, or decline. Whether a home still has it is a question worth asking before you tour, not after the inspection.
- The envelope items that all come due at once
Roof, windows, furnace and hot water tank on a house of this age tend to reach end of life within a few years of each other. Price the stack, not the individual item, because a home showing three of the four as original is carrying a real number.
- Siding and stucco of the period
Hardboard and first-generation stucco systems from these decades can hide moisture problems at penetrations and below grade. Look at what is happening at window heads, decks and where the cladding meets the ground.
- Radon, because Alberta measures high
Health Canada's guideline is 200 Bq/m3. Homes from this era predate the radon rough-in requirement, and a long-term test is inexpensive relative to mitigation.
Build-era guidance, not a property condition report. Every item here should be confirmed for the specific address by a licensed home inspector and, where relevant, by the appropriate trade.
