    Several communities and phases at this level carry architectural controls or a residents' association. Ask what is registered on title, what it restricts and what it currently costs, because it follows the home rather than the seller.

  • What the lot is actually worth here

    At this price the lot does much more work on value than the finishes do. Outlook, exposure, grade and whether the home backs green space or a road move the number far more than a kitchen refresh.
