Homes backing the ravine network carry a premium and their own drainage and slope questions. Walk the back of the lot, not just the front of the house.

Tuscany's earliest streets reach back into the poly-B window while its later phases do not, so the year built decides the inspection.   • Where in the build-out the home sits

    A community built over fifteen years is not one product. The earliest phases can carry poly-B supply plumbing and are now at their first roof and furnace replacement; the last phases are a decade newer with a different spec entirely. Confirm the actual year built rather than the community's.

  • Grading, drainage and the back of the lot

    Settlement against the foundation, negative grade at side yards and a deck or patio built over the original swale are the common items here. Walk the perimeter before you walk the kitchen.

  • Attic insulation against today's expectation

    Homes of this period were insulated to the code of the day, which is below current practice. It is a cheap improvement and a fair negotiating point, but it should not be a surprise on the first winter bill.

  • Radon, because Alberta measures high

    Health Canada's guideline is 200 Bq/m3. The radon rough-in requirement in the Alberta Building Code came later than this stock, so a long-term test is worth doing.
