Cranston Homes for Sale
An established Bow River escarpment community with the broadest housing range in the southeast, from accessible condos through to the riverfront estate homes of Riverstone.
Compiled by Raj Bhopla, eXp Realty. The grid below is live from the Calgary MLS and refreshes daily.
How to read the Cranston grid
Cranston covers more ground on price than any other community on this site, which makes the price bands the fastest first cut rather than the Type filter. A Cranston condo and a Riverstone estate home share a community name and nothing else.
The grid above is live from the Calgary MLS and refreshes daily. This page carries no dated listing count of its own yet, so rather than quote a number that would be wrong by the time you read it, read the count off the grid.

What moves price inside Cranston
The price filters above divide this grid into under $500K, $500K–$900K and luxury $900K+. Two listings inside one of those bands, at the same asking price, are often not the same purchase at all. These are the factors that separate them here, and the ones Raj prices before comparing anything.
Cranston against Riverstone
Riverstone is the enclave that drops to the river's edge, and it is a separate market with separate comparables. Averaging across the two produces a number that describes neither.
Where the lot sits on the escarpment
Valley views, walk-out lots and backing onto the escarpment are the clearest price gradient inside the community, and they come with their own slope and drainage questions worth walking.
Century Hall and the association fee
Cranston carries a residents association with its own facility, and the fee attaches to the property. It belongs in any comparison against a community that does not have one.
What Raj checks first in a Cranston home
Cranston's earliest streets are now past twenty years old while Riverstone is much newer, so the year built decides the list before anything else does. The list below is what a builder's eye looks for in this kind of stock. None of it means a given home has a problem, and all of it is worth asking about before you write.
- Where in the build-out the home sits
A community built over fifteen years is not one product. The earliest phases can carry poly-B supply plumbing and are now at their first roof and furnace replacement; the last phases are a decade newer with a different spec entirely. Confirm the actual year built rather than the community's.
- Grading, drainage and the back of the lot
Settlement against the foundation, negative grade at side yards and a deck or patio built over the original swale are the common items here. Walk the perimeter before you walk the kitchen.
- Attic insulation against today's expectation
Homes of this period were insulated to the code of the day, which is below current practice. It is a cheap improvement and a fair negotiating point, but it should not be a surprise on the first winter bill.
- Radon, because Alberta measures high
Health Canada's guideline is 200 Bq/m3. The radon rough-in requirement in the Alberta Building Code came later than this stock, so a long-term test is worth doing.
Build-era guidance, not a property condition report. Every item here should be confirmed for the specific address by a licensed home inspector and, where relevant, by the appropriate trade. Alberta new-home warranty coverage is set out in the New Home Buyer Protection Act; radon guidance is Health Canada's, at 200 Bq/m3.
Compare nearby Southeast communities
These sit closest to Cranston and are the ones buyers most often shortlist against it. Reading two or three side by side is the fastest way to work out what you are actually paying for here.
Auburn Bay
A mid-sized lake community that sits closest to South Health Campus. More settled than Mahogany, newer than Chaparral.
Mahogany
The largest lake in the city and the widest price range in the southeast, from apartment condos to lakefront.
Wolf Willow
Bow River frontage and golf-course lots, for buyers who want water access without a private-lake fee.
Chaparral
The oldest of the southeast lake communities, with larger lots and grown-in trees rather than a new amenity build-out.
Seton
The southeast urban district: South Health Campus, the YMCA and a walkable Market Street, weighted toward attached housing.
Legacy
A non-lake family community built around roughly 300 acres of protected ravine. Value, without an amenity fee attached.
Walden
Wetlands, ponds and a pathway link into Fish Creek Provincial Park, at one of the more affordable family entry points.
Rangeview
Calgary's garden-to-table community concept, with edible landscaping and orchards in place of a lake.

Cranston listings, common questions
What is the difference between Cranston and Riverstone?
Riverstone is the estate enclave within Cranston that drops toward the Bow River. It carries larger homes and lots at substantially higher prices than the broader community, which runs from apartment condos upward. They are separate price tiers and a comparable drawn from the wrong one will mislead you.
What does the Cranston association fee cover?
The Century Hall residents facility and the programming that runs from it. The amount is set by the association and changes over time, so ask for the current schedule as part of your conditions. It attaches to the property rather than the seller.
Does Cranston have river access without a lake fee?
Cranston sits on the Bow River escarpment with public pathway access to the river valley, so the water access here is public rather than a private lake with a lake fee. There is still a residents association fee for Century Hall, which is a different thing and should be confirmed separately.
How often is this listings grid updated?
The grid above pulls active listings directly from the Calgary MLS and refreshes daily, so what you see reflects the current market rather than a static list. Any count quoted in the text on this page is dated, because counts move daily.
How do I filter these homes by price?
Use the Price row at the top of the page. The bands are set to this page's own range rather than a citywide one, so they split the actual market here rather than an average of Calgary. Each band reloads the grid and drops you at the results.
Can Raj help me see a home in Cranston?
Yes. When a listing is worth a closer look, Raj reads it with a builder's eye first, for layout, condition and renovation scope, then walks it with you so you understand what you are buying before you write an offer.

Raj Bhopla is a Calgary real estate professional who pairs local market guidance with a practical builder's eye. With more than a decade in home building and construction, he reads a home for layout, condition, renovation potential and long-term resale value, not just cosmetic finishes.
In Cranston that means reading late 1990s and 2000s stock on its own terms, and pricing the lot, the position and the year built before the finishes. The section above sets out what he checks first.
