Lake Bonavista · Calgary, AB
Lake Bonavista Homes for Sale
One of Calgary's first lake communities, built out from the late 1960s around a private lake with resident access, and one of the tightest markets in the city.
Compiled by Raj Bhopla, eXp Realty. Counts read live from the Calgary MLS grid on 6 August 2026 and they move daily.
How to read the Lake Bonavista grid
Lake Bonavista is the thinnest established grid on this site outside Parkland, so the constraint here is supply rather than choice. The housing is largely detached, from original bungalows and split levels through to renovated and rebuilt homes, with a smaller pocket of estates near the water.
On 6 August 2026 the Lake Bonavista filter returned 15 active listings across all home types. That number moves daily, so treat it as the shape of the market rather than a fixed figure, and use the price bands at the top of the page to cut it down.
For the full picture of the area, its schools and Raj's builder's-eye notes, read the Lake Bonavista guide.
What moves price inside Lake Bonavista
On 6 August 2026 the Lake Bonavista grid held 15 active listings, which the price filters above divide into under $400K, $400K–$1M and $1M+. Two listings inside one of those bands, at the same asking price, are often not the same purchase at all. These are the factors that separate them here, and the ones Raj prices before comparing anything.
Lake access, and how it is administered
Access runs through the community association rather than attaching informally to an address. Confirm on each listing what it carries and what the current fee is.
How far the home is from the water
Distance to the lake and the estates pocket near it are the clearest price tiers in the community, and they do not share comparables with the rest of it.
How deep the renovation went
On stock of this age the renovation history is the price. A cosmetic refresh over original systems is a different house from a rebuild, and both photograph the same.
What Raj checks first in a Lake Bonavista home
Lake Bonavista's original stock is now well past fifty years old, which puts a specific set of era items on the table. The list below is what a builder's eye looks for in this kind of stock. None of it means a given home has a problem, and all of it is worth asking about before you write.
- Aluminum branch wiring
Aluminum branch circuits were common in Canadian homes built roughly between the mid-1960s and mid-1970s. Insurers treat it differently from copper, and remediation is a defined job with a defined cost. Confirm what the home has before you remove conditions.
- Vermiculite and other asbestos-era materials
Vermiculite attic insulation, textured ceilings and old floor tile in homes of this vintage may contain asbestos. Again a renovation-scope question rather than an emergency, but one that reprices a gut.
- What has actually been renovated, and how deep it went
On these streets an original home and a taken-to-the-studs rebuild sit side by side at prices that do not reflect the gap. New quartz over original wiring, ducting and windows is a cosmetic renovation wearing a structural price tag.
- Radon, because Alberta measures high
Health Canada's guideline is 200 Bq/m3. Homes from this era predate any radon rough-in requirement, and a long-term test is inexpensive relative to what mitigation costs if it is needed.
Build-era guidance, not a property condition report. Every item here should be confirmed for the specific address by a licensed home inspector and, where relevant, by the appropriate trade. Alberta new-home warranty coverage is set out in the New Home Buyer Protection Act; radon guidance is Health Canada's, at 200 Bq/m3.

Midnapore
An older lake community on the edge of Fish Creek Provincial Park, with mature trees and a settled feel.
Acadia
Central and mature, 1960s and 1970s stock on full-size lots. The renovation play, and a much shorter downtown run than the deep southeast.
Willow Park
Large established lots around a private golf course, central, and a genuine character-home renovation market.

Lake Bonavista listings, common questions
How does lake access work in Lake Bonavista?
Access to the lake and its facilities is administered through the community association, with an associated fee, rather than attaching automatically to any address. Confirm on the specific listing what access it carries and what the current fee schedule is, since amounts change over time.
Why are there so few Lake Bonavista listings?
On 6 August 2026 the grid returned 15 active listings. This is a settled, established community where owners tend to stay a long time, so turnover is genuinely low. In practice that means being ready to act rather than waiting for a wider selection. Counts move daily.
What is the difference between Lake Bonavista and Lake Bonavista Estates?
The estates pocket sits nearer the water and generally carries larger homes and lots at higher prices than the broader community, which is dominated by original bungalows and split levels and their renovations. They are different price tiers and should not be compared directly.
How often is this listings grid updated?
The grid above pulls active listings directly from the Calgary MLS and refreshes daily, so what you see reflects the current market rather than a static list. Any count quoted in the text on this page is dated, because counts move daily.
How do I filter these homes by price?
Use the Price row at the top of the page. The bands are set to this page's own range rather than a citywide one, so they split the actual market here rather than an average of Calgary. Each band reloads the grid and drops you at the results.
Can Raj help me see a home in Lake Bonavista?
Yes. When a listing is worth a closer look, Raj reads it with a builder's eye first, for layout, condition and renovation scope, then walks it with you so you understand what you are buying before you write an offer.

Raj Bhopla is a Calgary real estate professional who pairs local market guidance with a practical builder's eye. With more than a decade in home building and construction, he reads a home for layout, condition, renovation potential and long-term resale value, not just cosmetic finishes.
In Lake Bonavista that means reading 1960s and 1970s stock on its own terms, and pricing the lot, the position and the year built before the finishes. The section above sets out what he checks first.
