Rangeview Homes for Sale
Calgary's first garden-to-table community, designed around edible landscaping, community orchards and a central market garden, with mostly new-build housing in its early phases.
Compiled by Raj Bhopla, eXp Realty. The grid below is live from the Calgary MLS and refreshes daily.
How to read the Rangeview grid
Rangeview is early enough that you are buying a plan as much as a place. Most product is new build, so the useful questions are about spec, possession timing and what is actually committed rather than about deferred maintenance. Filter by type first, then price.
The grid above is live from the Calgary MLS and refreshes daily. This page carries no dated listing count of its own yet, so rather than quote a number that would be wrong by the time you read it, read the count off the grid.

What moves price inside Rangeview
The price filters above divide this grid into under $450K and $450K–$650K. Two listings inside one of those bands, at the same asking price, are often not the same purchase at all. These are the factors that separate them here, and the ones Raj prices before comparing anything.
How much of the concept is built yet
The orchards, market garden and in-community retail are what makes Rangeview different. How much of that exists today, versus is planned, is the single most important thing to establish before you write.
New build against the early resale
Both exist even in a community this young, and they price on different logic. GST, possession risk and the cost of finishing a yard sit on the builder side and change which house is actually cheaper.
Buying early, and what that costs
An early-phase buyer gets first choice of lots and lives through the construction, the bused schools and the unfinished retail. That trade is the whole Rangeview decision and it should be made deliberately.
What Raj checks first in a Rangeview home
Everything in Rangeview is new enough that warranty and spec, not condition, separate two similar houses. The list below is what a builder's eye looks for in this kind of stock. None of it means a given home has a problem, and all of it is worth asking about before you write.
- What is left of the warranty
New homes in Alberta are covered under the New Home Buyer Protection Act. The minimum schedule runs one year on labour and materials, two years on delivery and distribution systems, five years on the building envelope and ten years on structure, from the date of possession. On a resale, ask for the possession date and the provider, because the remaining term transfers.
- Grading, landscaping and the deposit
Newer communities commonly hold a landscaping or grading deposit and require final grade approval. Find out whether that is done, who holds the deposit and what is still owed, because an unfinished yard is a real number the listing price rarely reflects.
- Whether you are buying new or resale, and what that changes
A builder purchase brings GST, possession-date risk, and fencing, landscaping and window covering costs that a resale buyer does not carry. A resale two streets away may be the cheaper house once those are priced in. Raj prices both before comparing them.
- Spec level, which varies more than condition does
In stock this new, condition is rarely the differentiator. Furnace efficiency, window quality, insulation package, whether the basement was developed by the builder or afterward, and whether a legal secondary suite was part of the original permit are what separate two otherwise identical houses.
Build-era guidance, not a property condition report. Every item here should be confirmed for the specific address by a licensed home inspector and, where relevant, by the appropriate trade. Alberta new-home warranty coverage is set out in the New Home Buyer Protection Act; radon guidance is Health Canada's, at 200 Bq/m3.
Compare nearby Southeast communities
These sit closest to Rangeview and are the ones buyers most often shortlist against it. Reading two or three side by side is the fastest way to work out what you are actually paying for here.
Legacy
A non-lake family community built around roughly 300 acres of protected ravine. Value, without an amenity fee attached.
Walden
Wetlands, ponds and a pathway link into Fish Creek Provincial Park, at one of the more affordable family entry points.
Mahogany
The largest lake in the city and the widest price range in the southeast, from apartment condos to lakefront.
Auburn Bay
A mid-sized lake community that sits closest to South Health Campus. More settled than Mahogany, newer than Chaparral.

The southeast urban district: South Health Campus, the YMCA and a walkable Market Street, weighted toward attached housing.
Chaparral
The oldest of the southeast lake communities, with larger lots and grown-in trees rather than a new amenity build-out.
Wolf Willow
Bow River frontage and golf-course lots, for buyers who want water access without a private-lake fee.
Cranston
Bow River escarpment living with the widest range in the southeast, from condos up to the Riverstone estates.

Rangeview listings, common questions
What does garden-to-table actually mean in Rangeview?
It is the community's design concept: edible landscaping, shared gardens, community orchards and a planned central market garden, in place of the private lake that defines several neighbouring communities. How much of it is built at any given time depends on the phase, so ask what exists today rather than what is shown on the plan.
Are there schools in Rangeview?
Rangeview is a new community and some in-community schools are future planned rather than built, so early-phase families are often bused to schools in nearby communities. Both the Calgary Board of Education and the Calgary Catholic School District serve the wider southeast. Confirm the current catchment and the busing arrangement for the specific address before you buy.
Is it too early to buy in Rangeview?
That is a preference, not a defect. Buying early means first choice of lots and living through construction, bused schools and retail that has not opened yet. Buying later means paying for a finished community. Raj will be straight about which of those suits you rather than selling the plan.
How often is this listings grid updated?
The grid above pulls active listings directly from the Calgary MLS and refreshes daily, so what you see reflects the current market rather than a static list. Any count quoted in the text on this page is dated, because counts move daily.
How do I filter these homes by price?
Use the Price row at the top of the page. The bands are set to this page's own range rather than a citywide one, so they split the actual market here rather than an average of Calgary. Each band reloads the grid and drops you at the results.
Can Raj help me see a home in Rangeview?
Yes. When a listing is worth a closer look, Raj reads it with a builder's eye first, for layout, condition and renovation scope, then walks it with you so you understand what you are buying before you write an offer.

Raj Bhopla
eXp Realty · A Calgary Realtor With a Builder's Eye
Raj Bhopla is a Calgary real estate professional who pairs local market guidance with a practical builder's eye. With more than a decade in home building and construction, he reads a home for layout, condition, renovation potential and long-term resale value, not just cosmetic finishes.
In Rangeview that means reading 2010s and newer construction on its own terms, and pricing the lot, the position and the year built before the finishes. The section above sets out what he checks first.
