Southwest Calgary Real Estate
SW Calgary Homes for Sale: West Side and Deep South
The widest price range in the city, from deep-south family communities around a transit hub to executive and estate homes on the western ridge looking out at the foothills.
Compiled by Raj Bhopla, eXp Realty. Counts read live from the Calgary MLS grid on 6 August 2026 and they move daily.
How to read the Southwest Calgary grid
The southwest splits cleanly into two markets that happen to share a quadrant. The west side, Aspen Woods, Springbank Hill, West Springs, Cougar Ridge and Signal Hill, runs on elevation, outlook and lot size. The deep south, Shawnessy, Millrise, Bridlewood and Evergreen, runs on amenity access and value. Filter by price first here, not by type.
This page covers 9 southwest communities, each with its own page, its own filters and price bands set to its own range. The cards below are the fastest way in if you have not narrowed down yet.
What moves price across Southwest Calgary
The price filters above divide this grid into under $500K, $500K–$750K, $750K–$1M and $1M+. Two listings inside one of those bands, at the same asking price, are often not the same purchase at all. These are the factors that separate them here, and the ones Raj prices before comparing anything.
West side against deep south
These are two different price worlds. A comparable drawn from the wrong half of the quadrant will mislead you by a margin no renovation explains.
Elevation and outlook
Signal Hill steps down a slope with views east; Springbank Hill and Aspen Woods look west toward the foothills. An outlook that exists and an outlook that is protected are not the same asset, so stand on the lot and look at what could still be built.
Fish Creek Provincial Park on the edge
Evergreen runs along the park's southern edge and the park shapes the pathway network for much of the deep south. Backing it is a premium that holds, because the supply of those lots is fixed.
The 1980s and 1990s replacement cycle
Signal Hill, Millrise, Shawnessy and much of the established southwest sit squarely in the poly-B window, with roof, windows, furnace and hot water tank all reaching end of life within a few years of each other.
How to narrow down Southwest Calgary
Most buyers arrive at a quadrant page with a budget and not much else. These are the four questions that actually split Southwest Calgary, in the order Raj asks them.
- If you want the foothills outlook
Springbank Hill and Aspen Woods are the two west-side communities built around it, with executive detached and estate lots. Cougar Ridge sits beside Canada Olympic Park with quick access west, and very few listings at a time.
- If you want amenities you can walk to
Shawnessy is the deep south's anchor, with an LRT station, a YMCA, a library branch and the shopping in one place. Millrise sits within reach of the same hub with mature trees and an older housing stock.
- If you want value with green space
Evergreen and Bridlewood are the two larger deep-south family communities, Evergreen along the Fish Creek park edge and Bridlewood around ponds and pathways. Both carry a genuine three-way housing mix.
- If the view is the point
Signal Hill steps down a hillside with wide views east over the city, at 1980s and 1990s prices rather than west-side ones. The trade is a housing stock now at its replacement-cycle stage.
Southwest Communities, One Line Each
Every southwest community with its own page on this site. Each one carries its own filters, its own price bands and its own builder's-eye notes.
Aspen Woods
Upscale west side, larger detached homes among aspen stands, anchored by Aspen Landing.
Bridlewood
A deep-south three-way mix of detached, row and apartment around ponds, at an approachable entry point.
Cougar Ridge
Beside Canada Olympic Park on the western edge, 2000s stock, and very few listings at a time.
Evergreen
One of the largest southwest family communities, along the southern edge of Fish Creek Provincial Park.
Millrise
Established 1980s and 1990s stock with mature trees, within reach of the Shawnessy transit and shopping hub.
Shawnessy
The amenity anchor of the deep south: an LRT station, a YMCA, a library branch and the shopping in one place.
Signal Hill
A hillside community stepping down a slope with wide views east, built mainly through the 1980s and 1990s.
Springbank Hill
High on the western edge, executive detached and estate lots looking west toward the foothills.
West Springs
Newer west-side family stock across two decades of phases, with amenities that have filled in steadily.
Southwest Calgary listings, common questions
Which southwest Calgary community is most affordable?
The deep-south communities, Shawnessy, Millrise and Bridlewood, are generally the more approachable entry points, particularly in their apartment condo and townhome segments. The west-side communities sit at the top of the quadrant. Each community page here carries price bands calibrated to that community rather than a citywide average. Prices move daily.
Which southwest communities have the best views?
Signal Hill steps down a hillside with wide views east over the city; Springbank Hill and Aspen Woods look west toward the foothills. In every case the outlook depends on where a home sits on the grade and what stands below or beside it, so it is worth standing on the lot and asking what could still be built.
Should I check for poly-B plumbing in southwest Calgary?
In the established communities, yes. Polybutylene supply plumbing was widely installed in Calgary homes built between roughly the mid-1980s and the late 1990s, which covers much of Signal Hill, Millrise, Shawnessy and the earlier parts of Evergreen and Bridlewood. Some insurers surcharge it or ask for a replacement plan, so ask before you tour.
How close is southwest Calgary to Fish Creek Provincial Park?
Evergreen runs along the park's southern edge, and the park shapes the pathway network for much of the deep south. How direct the access is varies considerably by address even inside one community, so check where a specific listing sits rather than relying on the community name.
How often is this listings grid updated?
The grid above pulls active listings directly from the Calgary MLS and refreshes daily, so what you see reflects the current market rather than a static list. Any count quoted in the text on this page is dated, because counts move daily.
How do I filter these homes by price?
Use the Price row at the top of the page. The bands are set to this page's own range rather than a citywide one, so they split the actual market here rather than an average of Calgary. Each band reloads the grid and drops you at the results.
Can Raj help me see a home here?
Yes. When a listing is worth a closer look, Raj reads it with a builder's eye first, for layout, condition and renovation scope, then walks it with you so you understand what you are buying before you write an offer.
